Pricing a home correctly has always mattered, but in a market that is shifting month to month, it matters more than ever, and the cost of getting it wrong compounds quickly.

Where Overpricing Backfires

The instinct many sellers have is to price high and leave room to negotiate down. In a market with tight inventory and fast absorption, that strategy can work. In a market that is softening or normalizing, it almost always backfires. Homes that sit unsold for sixty or ninety days develop a stigma. Buyers and their agents start asking what is wrong with it, even when the answer is simply that it was priced too aggressively out of the gate. By the time the seller finally reduces the price to where it should have been, the home has lost the momentum and buyer interest it would have had if it were priced correctly from day one.

My approach to pricing starts with a genuinely comparable sold analysis, not just active listings, because active listings tell you what sellers hope to get, while solds tell you what buyers actually paid. I weigh recency heavily, favoring comps from the last thirty to sixty days over anything older, because in a shifting market, six month old data can be meaningfully out of date. I also factor in absorption rate for the specific price band and area, not just the city overall. A five million dollar custom estate in Silverleaf moves on a completely different timeline and buyer pool than an eight hundred thousand dollar home in a more accessible North Scottsdale neighborhood, and pricing strategy has to reflect that difference.

Pricing for Where the Market Is Heading

Finally, I build in a realistic read of where the market is heading over your specific listing window, not just where it has been. A price that made sense based on data from three months ago or may already be behind the curve.
