Hidden Water Damage: The Number One Threat in Scottsdale Homes and How to Catch It Early
Why Water Damage Hides in Desert Homes
Of all the issues that can derail purchasing a Scottsdale home, water damage is the one I take most seriously, and it is also the one most buyers are least equipped to spot on their own. Arizona homes do not deal with the freeze thaw cycles that damage roofs and foundations elsewhere, but they deal with something just as destructive: extreme heat and expansion, aging copper and polybutylene plumbing, slab on grade foundations, and irrigation systems that sit close to the home. When water finds its way into a wall cavity or under a slab here, it often goes undetected for a long time because there is no visible mold bloom the way there might be in a more humid climate. The water evaporates faster than it would elsewhere, but the damage to framing, subfloor, and the slab itself has already happened.
Common Sources of Hidden Leaks
The most common sources I see are slab leaks from aging copper supply lines, roof penetrations around skylights and chimneys that were not properly re-flashed during a reroof, and irrigation or drip systems that have been leaking against a foundation wall for months without anyone noticing.
Warning Signs Worth Checking
Warning signs worth walking around the property and specifically checking for include warm or damp spots on flooring, a water bill that has crept up without an obvious reason, stucco discoloration near roof lines or windows, and a musty smell in closets or cabinets that back up to exterior walls. None of these show up in a standard photo tour and most buyers never think to check them.
What to Do Before You Remove Contingencies
If a home has any of these signs, I recommend a moisture meter reading and, in more serious cases, a plumber’s camera scope of the main lines before removing the inspection contingency. This is a small cost relative to the price of discovering a slab leak six months after closing.
Water damage is also one of the strongest negotiating points when it is caught early, because sellers would rather resolve it than have it show up again with the next buyer. Catching it before close protects you financially. Catching it after close means it is entirely your problem.
This is also why I am such a believer in regular home watch service for owners who travel often or split time between residences. Through Home Check, a luxury property concierge company I work with, I see firsthand how quickly a small leak turns into a major repair when nobody is walking the property to catch it early, whether you are buying, selling, or simply owning a home you are not in every day.
